We are seeking an experienced and proactive Managing Quantity Surveyor to join a well-established residential developer in Lancashire. The successful candidate will play a key role in overseeing the commercial performance and financial health of multiple residential developments, while also supporting and mentoring junior members of the commercial team.

About the Role
As Managing Quantity Surveyor, you will take responsibility for the full commercial management of residential construction projects from inception through to completion. You will oversee budgets, cost reporting, procurement, and risk management, ensuring projects are delivered profitably and in line with business objectives.

This role is well suited to a commercially astute professional with strong leadership skills, residential sector experience, and the ability to manage multiple priorities in a fast-paced environment.

Key Responsibilities

  • Oversee and manage all commercial aspects of residential construction projects from inception to completion

  • Prepare, analyse, and manage budgets, cost reports, and financial forecasts to ensure project profitability

  • Negotiate contracts and manage the procurement of materials, services, and subcontractors

  • Lead and mentor junior commercial staff, encouraging a collaborative and productive working environment

  • Ensure compliance with internal procedures, health and safety requirements, and quality standards

  • Maintain strong relationships with clients, consultants, and supply chain partners

  • Identify, manage, and mitigate commercial risks throughout the project lifecycle

  • Support project teams with commercial guidance to ensure successful delivery across multiple developments

Skills and Experience

  • Proven experience as a Managing Quantity Surveyor within the residential sector

  • Strong understanding of UK building regulations, legislation, and industry standards

  • Excellent negotiation, communication, and leadership skills

  • Ability to manage multiple projects and prioritise workload effectively

  • Recognised qualification in Quantity Surveying or a construction-related field

  • Proficiency in relevant commercial software such as CostX, Conquest, or similar
